Land Requirements
The company remains active in the market is actively searching for property in three categories::

  • Property with development potential to be acquired on an Option basis with purchase subject to obtaining planning permission. Single units considered for locations in North Surrey/SW London or around Bournemouth in Dorset. Anticipated GSV in the region of £1.0M - £4.0M
  • A site or building with consent (or potential) for redevelopment as office or mixed use of up to 1200sqft net internal (excluding other use). Residential property suitable for change of use would also be considered.
  • Land with planning permission for houses of 3 beds and over, located in North Surrey/SW London. Maximum GSV 4.0M

Development Criteria
We will give consideration to building out single and multiple plots with a projected Gross Sales Value of up to £4.0M. It is unlikely we will purchase a plot or plots where the anticipated sales income exceeds £2.0M per unit. We prefer to acquire sites where the total anticipated income for the site is in the region of £750K - £2.5M.

Stability Structures also acts as Managing Agents for a small portfolio of commercial and residential investments. As such, the company is in a position to consider the acquisition of properties where there may be some long term development potential, or, where investment, conversion and/or refurbishment may be the preferred option.
